FHA's lender calculation uses the applicable premium rules and amortization schedule, so the disclosed amount can differ.

Why I ask for the property's tax estimate
South Carolina's Revenue and Fiscal Affairs Office describes the calculation using appraised value, assessment ratio, and millage. Owner-occupied real property is generally listed at a 4% assessment ratio, while commercial and rental real property is listed at 6%. Local millage and exemptions still matter, and the buyer must qualify and apply for legal-residence treatment.
The practical move is to check the county's estimate for the address and intended occupancy. Do not assume the seller's current tax bill will be your bill after a transfer.

Upfront MIP and annual MIP do different jobs in the math.
HUD's current forward-mortgage structure generally uses a 1.75% upfront premium for purchases and an annual premium collected monthly. The annual rate varies by term, base loan amount, and LTV.

FHA calculator questions worth answering before the offer
Does this calculator quote an FHA interest rate?
No. Enter a rate you are using for planning or a rate shown on a lender worksheet. Rates and pricing change, and only a lender-issued disclosure can show the terms offered for your file.
Is FHA annual MIP always 0.55 percent?
No. FHA annual MIP depends on the mortgage term, base loan amount, and loan-to-value ratio. The calculator selects the applicable HUD planning rate from those inputs, but the lender's FHA calculation controls.
Can FHA upfront MIP be financed?
HUD permits the total mortgage amount to include financed upfront MIP for eligible forward mortgages. Financing it increases the loan balance and principal-and-interest payment. The calculator lets you compare financed and paid-at-closing treatment.
Why do I enter South Carolina property taxes instead of using a statewide average?
South Carolina property tax depends on appraised value, property classification, local millage, exemptions, and county administration. Use the county's estimate for the property and confirm whether the 4 percent legal-residence classification is expected to apply.
Is the cash-to-close result exact?
No. It is a planning total built from the amounts you enter. The lender's Loan Estimate and later Closing Disclosure control and may include prorations, prepaid interest, escrow setup, credits, title charges, and other file-specific adjustments.
Does this calculator decide whether I qualify for an FHA loan?
